Carleen and Jon,

I want to introduce myself to you both and let you know about a proposed multi-family apartment project our company is currently working on at the 7.78 parcel of vacant land located at approximately 1410 River Road.

We are proposing an approximately 216 unit, 8 building garden style apartment complex that will be affordable to individuals and households earning no more than 60% of the area median income. For a family of two people 60% of area median income roughly translates to an income of no more than $28,080 per year. The rents on the units would likely range from $606 for a one bedroom unit to $832 for a three bedroom unit. Currently we are reviewing the local zoning code and working to make sure we are complying with the regulations in the City code. That said, our community will provide resident’s a clubhouse with pool and open space with dedicated play areas for resident children.

We see a large need in the Eugene community to help fill the housing gap for working households who may not earn enough money to afford market rental rates at quality apartment complexes in the area. At this point, we are still in the relatively early stages of development. I am formally meeting with the City on Monday, October1st to discuss our preliminary site plan and concept. From that meeting I should have a much better sense of what our company will be required to construct on the site. I expect will be revising our plans to meet those requirements that we may not have already discovered through our own research on the City’s codes and standards.
